Solid Wood Floor

Pros:

- You can have a wider plank than you can have with solid hardwoods because of the expansion and contraction.

- Adds value to a home
- The finish is very durable and will last for 15 - 20 years if taken care of properly
Cons:
- They are not able to be refinished.
- Engineered wood with thinner top layers can be more prone to wear and tear. Once the top layer is damaged or worn through, they will need to be replaced.
- There is a wide range of quality in engineered wood products. Lower-quality engineered wood may not be as durable or stable as higher end options and may have a waxy finish. It is important to research and choose a reputable manufacturer.

Laminate Flooring
Laminate is a floated floor. A good acoustic underlayment is needed.
Pros:

- Laminate flooring comes in a wide range of styles, colors and designs with the appearance of hardwood.

- Watersafe for most areas prone to occasional surface spills and splashes.
- Cleaning it is simple. Regular sweeping or vacuuming and occasional damp mopping is all it needs.
- Highly resistant to fading or discoloration.
- It is more durable and resists scratches and stains better than vinyl floors.
Cons:
- Not ideal for areas with frequent splashes like around a shower or bathtub. While some are water resistant, prolonged exposure to moisture can cause laminate to warp or swell.
- It may sound hollow underfoot without a good acoustic underlayment.
- Laminate flooring does not last as long as hardwood or tile.

Cons:
- Plasticizer migration causes the product to degrade structurally and visually over time, resulting in a shorter useful life
- While scratch resistant, long-term wear and tear can be more noticeable
- High-temperature areas and direct sunlight can affect the dimensional stability of the planks
- Core material may contain PVC
- Least environmentally friendly watersafe flooring option

- Good for a house with a less than ideal subfloor

- It can be strong but brittle, and the locking mechanism can be easily damaged leading to higher rates of boards separating over time

- There are a great variety to choose from for any design style
- High-quality tile or stone flooring is often considered a premium feature than can boost a home’s resale value
- Tile and stone stay cool, making them ideal for warm climates
Cons:
- It may feel uncomfortable in colder climates, especially in winter
- They are not forgiving floors. They can be hard and uncomfortable to stand on for long periods of time, and items dropped on them are more likely to break.
- They are slippery when wet
- High-quality tile and natural stone can be costly, both in terms of material and installation. Stone flooring, in particular, can be one of the pricier options.
- While they are durable, they can crack if a heavy object is dropped on them or if the subfloor shifts. If you do not have tile leftover from the original installation, you would need to replace the entire floor.
- The grout between tiles can become dirty or discolored over time and may need deep cleaning to maintain its appearance. We do use a pre-mixed grout that does not require sealing, so a lot of this can be avoided with good care and maintenance.

- Depending on the type selected, carpet can be the most affordable flooring option compared to hardwood or high-end tiles.

Cons:
